What is Sealcoating?

Periodic sealcoating replenishes the asphalt surface which is naturally lost over time, extending the lifespan of your pavement or parking lot investment.

Why sealcoating is important

As natural elements and chemicals are introduced to asphalt, the binding begins to degrade, leaving the parking lot surface brittle. Sealcoating acts as a waterproofing and sealing agent to keep out water, gas, debris, and U.V. rays, which can wear out asphalt and cause cracking. At Dura-Seal, we use asphalt blend sealers and coal tar depending on your project’s needs. When applied early in the asphalt lifecycle, the sealcoating process helps prevent cracking and shattering from happening in the first place.

Sealcoating is a key part of a parking lot maintenance plan and is a cost-effective way to beautify and smooth asphalt keeping it strong and looking like new.

How often should parking lots and asphalt pavement be sealcoated?

Dura-Seal recommends sealcoating every two to three years to ensure the beauty and lifespan of your asphalt. With proper maintenance, you can expect your parking lot to last for decades before resurfacing is needed.
